📖 What you need to know

Massachusetts requires that real estate advertising be truthful and not misleading, and a salesperson must advertise only under the name and supervision of the broker with whom they are affiliated rather than independently. Blind ads that hide the licensee's status or fail to identify the brokerage are prohibited, and all marketing must accurately represent the property and the licensee's role. Brokers must keep complete and accurate transaction and escrow records, including documentation of deposits held in trust, and make them available to the Board on request. Failure to maintain proper records or running deceptive advertising are recognized grounds for disciplinary action.
