📖 What you need to know

Nevada requires every licensee to provide each party in a transaction the "Duties Owed by a Nevada Real Estate Licensee" disclosure, which lists the statutory duties a licensee owes to clients and to all parties. A licensee may represent the buyer, the seller, or both, but acting as an agent for more than one party (dual or assigned agency) requires the prior written consent of all parties involved. The disclosure clarifies the licensee's role and is intended to ensure consumers understand whom the agent represents before confidential information is shared.
