Handling Discriminatory Requests

The most-tested scenario: a seller says 'don't show my house to [protected class]' or a buyer asks 'is this a good neighborhood for people like us?' The licensee must REFUSE the discriminatory instruction — obedience never covers unlawful orders — and should decline the listing if the seller insists. For neighborhood-composition questions, provide objective data sources (schools ratings sites, census data, crime statistics portals) and let the buyer research; describing demographics yourself is steering. Documenting equal treatment — same properties shown, same information given, consistent criteria applied — is the licensee's best defense against tester-based complaints.
