Sellers of residential property in Tennessee must generally provide the buyer with a Residential Property Condition Disclosure describing the known condition of the home and its systems. Licensees must promptly disclose adverse facts they know about a property and must disclose their agency status to the parties. Because Tennessee is not a community property state, marital property is handled under separate-property and equitable-distribution rules rather than automatic spousal co-ownership.
