Leases often allocate ADA compliance costs between landlord and tenant — but the OBLIGATION to comply runs to both, regardless of the lease. Exam mapping: apartment tenant with a service animal → FHA reasonable accommodation; wheelchair customer can't enter the shop → ADA barrier removal.
